Entitlement services start with building a team of experienced, talented people to identify any risks associated with the project. Then we develop a strategy and plan to get the project approved by the planning department and local authorities.
Entitlement services include:
- working with consultants to complete Environmental Impact Reports (EIR).
- coordinating with land use attorneys to draft and prepare initial applications and identify any zoning issues.
- managing consultant teams to identify budget and schedule drivers such as geological conditions or hazardous material issues.
- hiring and working with an exceptionally talented group of architectural and design teams to coordinate planning submissions and responses
PRECONSTRUCTION
Preconstruction decisions have a huge impact on projects. We work hard to reconcile design, budgets and schedules with the buyout, which allows for a smooth construction process.
Preconstruction includes:
- working with our clients to establish an overall project budget to track the job through its entirety.
- developing and publishing the overall project schedule with key milestones, design / permitting activities and construction time frames.
- establishing clear lines of communication for efficient flow of information.
- working to build out our project team through RFPs and by evaluating their qualifications and costs.
- helping with the design process while providing feedback on cost, schedule and constructability.
CONSTRUCTION
We provide leadership to the entire project team to ensure that our clients’ goals are met throughout the construction process.
Our long-established relationships with local firms provide timely, organized communication on schedule, budget and quality, which helps keep the project focused on success.
Here are some specific construction services we offer:
- Develop and manage budgets
- Develop and manage schedules
- Help with permitting strategy and process
- Review constructability and costs
- Help acquire items not carried under the general contract (furniture, AV, IT)
- Maintain quality assurance through hands-on, “boots on the ground” approach. We’re very active managers.
- Review invoices and update draw and cash flow reports.
CLOSEOUT
Once construction is finished, we’re laser-focused on providing efficient closeout of the project while keeping project goals as a priority.
Closeout services include:
- helping with follow up and resolution of any open construction issues.
- helping with final inspections and closeout of all relevant permits.
- managing final project-wide cost reconciliation and financial closeout.
